What is a Home Inspection?
The Home Inspection is a limited, non-invasive, visual examination of the current condition of a residential building. Designed to report observed deficiencies within specific systems and components of a home. The report provides a description of the condition of the home based on observations of the visible and apparent condition of the structure and components at the time of the home inspection.

The Home Inspection Does Not:

guarantee future condition, efficiency, and life expectancy of systems components

verify compliance with any applicable building codes, municipal bylaws, or other regulations
How Long Does an Inspection Take?
Depending on the size of the home, the inspection takes 2 1/2 to 3 hours. The client is encouraged to be there ad this one-to-one time with the inspector is extremely valuable.
What is Inspected?
A home inspector shall inspect readily accessible, visually observable, installed systems and components of a residential building using typical, fixed operational controls and report identifiable deficiencies of specific systems and components including:

Heating, Ventilation, and Cooling (HVAC) systems

Fireplaces and Solid fuel burning appliances (this is not a WETT inspection)

Insulation and Ventilation of Attic, Crawlspaces, and Unfinished basements
For quick access in case of an emergency, I will mark the main water shutoff and gas shutoff with a bright yellow card.
When Will I Get The Report?
Within 24 hours of the inspection, you will receive an electronic, easy-to-use report. This report includes dozens of pictures of the house, a detailed report, and links to hundreds of helpful drawings and descriptions.
